Awaab’s Law: The New Rental Property Rules from October 2025 – Are You Ready?

From 27 October 2025, new legislation known as Awaab’s Law will come into effect, placing stricter responsibilities on landlords to act quickly on hazards within their properties. 

While the first phase is aimed at social housing, the implications extend across the wider rental sector – and landlords who get ahead now will avoid last-minute stress, unnecessary costs, and potential legal risks.

What is Awaab’s Law?

Awaab’s Law was introduced in memory of Awaab Ishak, a toddler who tragically died due to mould exposure in his home. This legislation is designed to ensure hazards such as damp, mould, and poor ventilation are no longer left unresolved for extended periods, protecting tenants from serious health risks.

The law sets strict deadlines for landlords to investigate and act:

  • Emergency hazards (e.g. dangerous leaks, exposed wiring, broken windows/doors) must be responded to within 24 hours.
  • Damp & mould hazards must be investigated within 10 working days, with remedial plans put in place immediately after.
  • In some cases, if works can’t be completed in time, landlords may be required to provide alternative accommodation.

Future phases will extend even further, covering fire safety, heating, insulation, structural defects, and electrical risks.

Common Issues Landlords May Face

Many landlords already encounter hazards that will fall directly under Awaab’s Law. These include:

  • Widespread mould in bathrooms or bedrooms
  • Poor ventilation leading to recurring condensation problems
  • Leaking or damaged windows allowing damp to enter
  • Broken heating systems or non-functioning extractor fans
  • Defective insulation or damp proofing

Unchecked, these problems can quickly escalate – and under the new rules, delays in addressing them are no longer an option.

  • Improve tenant communication – make reporting hazards simple and respond quickly.
